POA stands for Property Owner’s Association. A POA is different from an HOA, Homeowner’s Association, as Royal Lakes is protected under the GAPOAA-Georgia Property Owners Association Act.
The Royal Lakes Subdivision POA is a covenant restricted community with a seven (7) person board of directors. The board is made up of homeowners who have been elected to serve a 2-year term. Anyone interested in running for the POA Board may submit their information when the election process is started in the final months of each year. The POAs Board collects dues, enforces the covenants to ensure a beautiful neighborhood, supervises the extensive landscaping of our common property, and through the Architectural Standards Committee (ASC) approves all exterior changes or additions made to all Royal Lakes properties.
A partial list of typical projects that require an Residential Change Application are: changing paint colors, modifying exteriors of any structure on the property, making changes or additions to landscaping and lawn, removal of trees, and making additions of all types including room additions, fencing, pools, and play equipment. A review of the covenants will provide a complete listing of approvals required or a homeowner may call the ASC Chairman or Vice-Chairman for that information.
Since all changes to the structure or landscaping are regulated by the covenants,please read the covenants and obtain an Architectural Standards Change application which is on the website under Covenants and Forms. Fill out the application and submit it to the ASC Chairman for review. Refer to our committee listing and board contact page to find the name and contact information for the ASC Chairman. The fastest and best way to receive approval on your project is to send the ASC change form to the ASC Chairman via email. If you are unsure if the work you plan requires a change application, contact the ASC Chairman or Co-Chairman to discuss it.
Any property owner may attend a board meeting, except for any closed-session portion. If a property owner would like to address the board, he/she should contact their area representative to inform the board of their request to speak including their topic. The open forum is held at the beginning of the meeting with a 10-minute time limit per property owner. Board meeting dates and times are included in the newsletter and there is a neighborhood meeting held in the fall of each year where all homeowners are encouraged to attend.

How do I keep up with what is going on in the POA and neighborhood?
The POA sends out a monthly newsletter with POA committee updates, upcoming events, dates for board meeting, neighborhood events and activities available, and reminders for homeowners to obtain information they may need.
The Royal Lakes Golf Course and Country Club is a completely separate entity from the Royal Lakes Subdivision and POA owned by a private company. The restaurant and event availability is open to the public and to all residents. The pool, tennis courts, and basketball boards are for members.
Various membership options are available for purchase by calling the clubhouse at 770-535-8800. Membership options include: Social, Sport, Weekly Charter (M-F), and Charter memberships. Usage of the pool, tennis courts, and basketball boards require membership. Event planning information is available at 770-535-0088.
Jackson EMC is our electricity provider. Note the number on the post of the non-working light and call 706-367-5281 to report the outage.
