What is a POA?

POA stands for Property Owner’s Association. A POA is different from an HOA, Homeowner’s Association, as Royal Lakes is protected under the GAPOAA-Georgia Property Owners Association Act.

Who is in charge of the Royal Lakes POA?

The Royal Lakes Subdivision POA is a covenant restricted community with a seven (8) person board of directors. The board is made up of homeowners

who have been elected to serve a 2-year term. Anyone interested in running for the POA Board may submit their information when the election process is started in the final months of each year. The POA’s Board collects dues, enforces the covenants to ensure a beautiful neighborhood, supervises the extensive landscaping of our common property and, through the Architectural Standards Committee (ASC), approves all exterior changes or additions made to all Royal Lakes properties.

What types of changes or additions require Architectural Standards Committee (ASC) approval?

A partial list of typical projects that require an Residential Change Application are: changing paint colors, modifying exteriors of any structure on the property, making changes or additions to landscaping and lawn, removal of trees, and making additions of all types including room additions, fencing, pools, and play equipment. A review of the covenants will provide a complete listing of approvals required or a homeowner may call the ASC Chairman or Vice-Chairman for that information.

What do I do if I want to make external changes to my property?

Since all changes to the structure or landscaping are regulated by the covenants, please read the covenants and obtain a Residential Change Application which is on the website under Covenants and Forms. Fill out the

application and submit it to the ASC Committee Chairman for review. Refer to our committee listing and board contact page to

find the name and contact information for the ASC Chairman. The fastest and best way to receive approval on your project is to send the form to the ASC Chairman via email. If you are unsure if the work you plan requires a change application, contact the ASC Chairman or Co-Chairman to discuss it.

Are POA Board meetings private?

Any property owner may attend a board meeting, except for any closed-session portion. If a property owner would like to address the board, he/she should email their request to speak including the topic to the board at board@royallakespoa.com. The beginning of the meeting will be dedicated to the neighbor’s request with a 10-minute time limit per property owner. Board meeting dates and times are included in the newsletter and there is a neighborhood meeting held in the fall of each year where all homeowners are encouraged to attend.

Is there a listing of the residents in Royal Lakes?

Yes. There are Ownership Lists, one alphabetical and one by street

Address, with names, addresses and phone numbers.

How do I keep up with what is going on in the POA and neighborhood?

The POA sends out a newsletter with POA committee updates, royal lakes facebook page, upcoming events, dates for board meetings, neighborhood activities and reminders for homeowners to use the website to obtain information they may need.

Why is a separate golf membership required at Royal Lakes Golf & Country Club?

The Royal Lakes Golf Course and Country Club is a completely separate entity from the Royal Lakes Subdivision and POA owned by a private company.  As part of your POA now all property owners of Royal Lakes are Community Members of Royal Lakes Country Club.  This membership allows access to the pool, tennis courts, 4 rounds of golf per year and basketball courts.  If golf is desired then a different membership is required.  The restaurant and event availability is open to the public and to all residents.

How do I obtain a Royal Lakes Golf & Country Club Membership?

Various golf membership options are available for purchase by calling the clubhouse at 770-535-8800. Membership options include: Social and Sport memberships. Usage of the pool, tennis courts, and basketball boards require membership. Event planning information is available at 770-535-0088.

Who do I contact if my street light is out?

Jackson EMC is our electricity provider. Note the number on the post of the non-working light and call 706-367-5281 to report the outage.

Who do I contact for street repairs?

Hall County Road Maintenance Division is responsible for our county roads. Doug Shadburn at 770-531-6824 works in that department.

Who do I contact if I need repairs or repair parts for my mailbox?
